Your contractor quotes cabinets, flooring, paint, and labour. Your final bill includes extra costs outside that quote. You pay for permissions, utility changes, and waste handling too.
Building NOC and Admin Fees
Most towers and communities require a No Objection Certificate before work starts. You may also pay admin fees for deposits, worker access cards, and coordination. Premium buildings often charge more.
Most residential towers fall in the AED 1,500 to AED 4,000 range. Master developer communities can cost more.
DEWA and MEP Change Allowance
If your renovation changes electrical circuits, HVAC ductwork, or water points, DEWA or the building's MEP contractor may inspect and modify metering. Even small changes can trigger call-out and certification fees that are not in the fit-out quote.
Set aside about 2% to 5% of your contractor quote for MEP surprises.
Haul-Away, Skip Bins, and Site Logistics
Waste removal is billed per trip or skip-bin rental. You may also pay for floor and door protection, after-hours elevator booking, and contractor parking permits. These costs are usually outside the fit-out lump sum.
Drawing Review and Permit Buffer
Municipality or consultant drawing reviews include processing fees. If the design changes after approval, you pay re-submission charges. A standard apartment often needs AED 1,500 to AED 2,500. Villas and commercial spaces usually cost more.
Contingency: The Line Most People Skip
A 10% to 15% contingency is common on total scope. Materials can run short. Tiles can crack. Delivery delays can increase labour costs. Add this buffer from day one.
The Number You Should Budget
Add NOC, DEWA allowance, logistics, permits, and contingency to your contractor quote. A typical AED 85,000 apartment fit-out often ends up between AED 95,000 and AED 105,000.
